Trap Primers: When Code Requires One

A floor drain that nobody uses is a hole connecting the room to the sewer. The trap under it is only a seal while there is water sitting in it — and in a dry mechanical room, that water is gone in weeks.

The problem a trap primer solves

Every trap holds a plug of water that blocks sewer gas. It works well as long as the fixture is used. On a drain that is rarely or never used, the water leaves anyway:

  • Evaporation — slow, and much faster in a warm, dry, ventilated space.
  • Siphoning from pressure swings elsewhere in the system.
  • Capillary action along a rag or debris caught over the weir.

Once it is dry, you have an open pipe. 🔴 Sewer gas is not just unpleasant — it can carry methane and hydrogen sulfide. An unexplained smell in a basement or a mechanical room is worth taking seriously.

A trap primer answers this by feeding a small amount of potable water to the trap automatically, usually triggered by pressure changes when other fixtures are used.

How much water is actually in there

The code puts numbers on the seal, and they are worth knowing because they tell you how little margin you have. Under the plumbing code as adopted in Georgia, each fixture trap has to hold a liquid seal of not less than 2 inches and not more than 4 inches, deeper only for special designs relating to accessible fixtures. A standard floor drain is therefore protecting the room with a couple of inches of standing water in a shallow cast body, in a room that is often warm and moving air across it all day. That is the whole reason this section of the code exists.

When code requires one

The model codes generally require floor drain traps to be protected against evaporation, and a trap primer is the standard way to do it. Where you can normally expect it to be required:

  • Floor drains in mechanical rooms, laundries, and commercial kitchens.
  • Any floor drain in a space that will not see regular water.
  • Emergency and standby drains that exist only for a failure that may never happen.

The alternatives that are accepted in many jurisdictions: a listed trap seal protection device (a waterless valve that sits in the drain body), or a deep-seal trap. ⚠️ Which options your inspector accepts is a local question. The requirement is consistent; the permitted methods are not.

The code names four methods, not one

This is the part that gets argued at inspection, and it is worth being precise. The Georgia-adopted code says trap seals of emergency floor drain traps and trap seals subject to evaporation “shall be protected by one of the methods” in four numbered subsections. Those four are:

  • A potable water-supplied trap seal primer valve conforming to ASSE 1018. This is the common one, and the part most people mean by “trap primer.”
  • A reclaimed or graywater-supplied trap seal primer valve, also conforming to ASSE 1018, with the supplied water quality per the valve manufacturer’s requirements.
  • A waste water-supplied trap primer device conforming to ASSE 1044 — the type that takes a little of a nearby fixture’s drainage rather than a potable connection.
  • A barrier-type trap seal protection device conforming to ASSE 1072 — the waterless insert that sits in the drain body and needs no supply at all.

The useful takeaway: if a potable line is nowhere near the drain, you are not stuck. A barrier-type device is a listed method under the same section, and on a retrofit in a finished building it is very often the cheaper honest answer. Bring the listing number with you when you ask.

One installation detail sits right there in the same sections and gets missed constantly: the discharge pipe from the primer connects to the trap above the trap seal, on the inlet side of the trap. Not into the drain body, not downstream of the weir. Get that wrong and you are feeding water straight past the seal you are trying to maintain.

What to buy

Two things decide whether it works: it must be fed from a potable line that actually sees pressure fluctuation (a line nobody uses will never trigger it), and the discharge needs an air gap arrangement appropriate to your code so the drain cannot back-feed the potable supply.

Installing it so it can be serviced

  1. Put it somewhere reachable. A primer buried in a finished wall with no access panel is a future demolition job. This is the mistake that keeps costing money.
  2. Feed it from an active line — typically a nearby fixture branch that gets used daily.
  3. Run the primer line with fall to the trap, and support it. A sagging small-diameter line collects debris and stops delivering.
  4. Maintain the required air gap or vacuum breaker as your code specifies. This is a cross-connection point and it gets inspected.
  5. Test it. Run the fixtures that should trigger it, then check that water actually arrives at the trap. Nobody checks this, and a primer that never delivers looks exactly like one that works.

How to prove it is actually delivering

“Tested” usually means somebody ran a tap and heard a click. That proves the valve moved. It does not prove water reached the trap, which is the only thing that matters. The check that does:

  1. Get the water level down first. Sponge or vacuum the trap partway out so there is somewhere for new water to show up. A full trap tells you nothing.
  2. Mark it. A pencil line on a dowel, or a photo with a ruler in the frame. You need a before.
  3. Cycle the trigger fixtures — not once, but the number of times a normal day would. Many primers are designed to deliver on accumulated pressure swings, not on every single one.
  4. Come back and look. Same day for a fast primer, next visit for a slow one. If the level has not moved, the primer is decorative.
  5. Then leave it thirty days and look again in the space that is genuinely unused. That is the real test, and it is the one that catches a line that is delivering into the drain body instead of the trap.

When not to fit one

Honest cases where a primer is the wrong answer:

  • The drain gets used. A laundry floor drain under a machine that runs weekly does not need help. Fitting a primer there adds a cross-connection point and a service item for no gain.
  • There is no potable line within reasonable reach. Running one across a finished ceiling to feed a primer is a lot of work and a lot of new joints; a barrier-type device does the same job with none of it.
  • The drain is abandoned. If nothing is ever going to discharge to it, the correct answer may be to cap it properly rather than maintain a seal on it forever. Ask before you do — abandoning a drain is its own permitted operation in many places.
  • The building freezes. A primer line is small-bore and often unheated. In an unconditioned space it is the first thing to burst.

If you already have the smell

Before assuming a dry trap, pour a bucket of water into the drain and wait. If the smell goes and comes back over weeks, evaporation is confirmed and the primer is your fix. And if the smell survives a bucket of water and the venting checks out, look at the drain body itself. A cracked cast floor drain, or a seal that has failed where the body meets the pipe, lets gas past a trap that is perfectly full — which is why people chase a “dry trap” for months on a drain that was never dry.
