What an AAV actually does

Drains need air. When water runs down a pipe it drags air with it and creates negative pressure behind it — and if that air cannot get in from somewhere, it gets pulled through the nearest available opening, which is your fixture trap. That is the actual mechanism behind a P-trap losing its water seal, and it is why an unvented drain gurgles and then smells.

Oatey describe the device plainly: AAVs “allow air into drainage systems without requiring a roof penetration,” “opening to admit air when negative pressure develops and closing to prevent sewer gas from escaping.”

So it is a check valve for air. Suction opens it, and gravity plus the seal closes it. If your symptom is a drain that gurgles or a trap that keeps emptying, venting is the thing to look at first — see a toilet that bubbles and gurgles, which is the same physics on a bigger fixture.

The limitation that catches people out: it only works one way

This is the part that gets skipped in product descriptions, and it matters.

An AAV admits air. It does not let air out. A traditional vent does both — it relieves the positive pressure that builds ahead of a slug of water as well as the negative pressure behind it.

That is precisely why the code will not let you vent a whole house with AAVs, and the code text is unambiguous: “Within each plumbing system, not less than one stack vent or a vent stack shall extend outdoors to the open air.” Oatey put the same point in plainer language: “All buildings must still have at least one traditional stack vent penetrating the roof. An AAV supplements but does not replace this primary venting requirement for the building as a whole.”

Anyone telling you to cap the roof vent and put AAVs everywhere is wrong, and an inspector will fail it.

The standards, and the height rules that actually get failed

Two ASSE standards apply, depending on the type: “Individual and branch-type air admittance valves shall conform to ASSE 1051. Stack-type air admittance valves shall conform to ASSE 1050.”

The installation dimensions are where DIY jobs most often fail inspection:

  • Individual and branch AAVs“shall be located not less than 4 inches (102 mm) above the horizontal branch drain or fixture drain being vented.”
  • Stack-type AAVs“not less than 6 inches (152 mm) above the flood level rim of the highest fixture being vented.”

Oatey add the rule that catches under-sink installs: “AAVs must be installed above the flood level rim of the fixture they serve.” Tucked down low in a cabinet behind a garbage disposal is the classic wrong install — it looks tidy and it is not compliant.

Two more that are easy to get wrong:

  • It must stay accessible. AAVs fail eventually — they have a seal, and seals perish. Burying one inside a sealed wall means the day it fails you are opening drywall to reach a $20 part.
  • It needs ventilated air to draw from. A sealed cabinet with no air path gives the valve nothing to admit.

Where they are and are not allowed

This is the genuinely important practical point, and it is the one place we will not give you a confident national answer.

Oatey state that “AAV acceptance varies by jurisdiction and local plumbing code,” and that “most areas in the United States now permit AAVs under the International Plumbing Code (IPC) and Uniform Plumbing Code (UPC), but specific installation requirements and limitations apply.”

⚠️ Other sources disagree with that, and we are flagging the disagreement rather than picking a side. It is widely written that UPC jurisdictions are far more restrictive and that some states and cities effectively prohibit AAVs for general use. We have not been able to verify a current, authoritative list on the source pages themselves — and a stale prohibition list is worse than no list, because it either scares you off a legal install or reassures you into a failed inspection.

So the honest instruction is the one that always works: call your local building department and ask whether AAVs are accepted for your specific application. It is a short call with a definitive answer, and it is the only answer that governs your job.

When an AAV is the right call

  • Island sink. The classic case — there is no wall to run a vent up. The alternative is a loop vent, which is fussy and takes floor space. For a bathroom group the other legal route is a wet vent.
  • Basement or added bathroom where reaching an existing vent stack means opening finished ceilings.
  • A remodel that moved a fixture beyond the reach of its old vent.

And when it is not:

  • As a fix for a slow or gurgling drain you have not diagnosed. Gurgling can be a partial blockage rather than a venting fault, and an AAV will not clear a clog. It also will not legalize an S-trap. Rule out the blockage first — why a sink drains slowly covers the sequence.
  • To avoid fixing a blocked existing vent. If the roof vent is packed with leaves or a bird’s nest, clear it. Adding an AAV downstairs treats a symptom and leaves the positive-pressure problem in place.
  • Anywhere it will be sealed up permanently.

Buying one: size and rating, not brand

Match the valve to the drain size it serves and to the fixture count — AAVs are rated in drainage fixture units, and an undersized valve on a branch serving several fixtures will not admit enough air. Buy one that names its ASSE listing on the packaging; that listing is what your inspector will look for.
