Water sensors are cheap and they work. What decides whether they save you is where you put them — and almost everyone puts them in the wrong places, because the obvious spots aren’t the ones that flood.

The rule: put them where water arrives first, not where you’d notice it
You will notice a kitchen leak quickly — you stand there every day. The leaks that destroy houses are the ones behind, under, and below things, in rooms nobody enters daily. Sensors belong at the lowest point next to anything that holds or carries water, in the places you don’t look.
The priority list
- Water heater base. The single highest-value spot. Tanks fail from the bottom and dump their entire contents. Put the sensor on the floor beside it — in the drip pan if there is one, but on the floor too, because a pan can drain away from the sensor.
- Washing machine, behind it. Supply hoses burst under full house pressure and run until someone shuts them off. Sensor on the floor behind the machine, where you can’t see. (Fix the cause too: braided steel hoses.)
- Under every sink. Kitchen, every bathroom, laundry. Supply connections, shutoff valves and the trap all live in a closed cabinet, and a slow drip rots the base for months before it shows.
- Dishwasher, floor at the front. Its leaks travel forward under the toe-kick, not out the door.
- Refrigerator with an ice maker. The small plastic supply line behind the fridge is a classic failure, and behind the fridge is where nobody looks.
- Sump pit area. Not in the pit — beside it, on the floor. A sensor in the pit alarms every normal cycle. On the floor it tells you the pit overflowed, which is the thing you need to know. Related: check valve and battery backup.

- Water softener / filter and any boiler or HVAC condensate pan.
Why the drip pan is not the protection people think it is
This is worth spelling out, because a pan under the water heater gets treated as the answer.
The plumbing code as adopted in Georgia requires a pan where leakage from a storage water heater would cause damage, and it describes a specific object: galvanized steel or aluminum of at least 0.0236 inch, or plastic of at least 0.036 inch, with a plastic pan not permitted beneath a gas-fired heater. The pan has to be at least 1-1/2 inches deep and drained by an indirect waste pipe of at least 3/4 inch.
Read the last part again. The pan is designed to move water away and out of the building. It is a diverter, not a reservoir, and it is doing its job when the water leaves. So a sensor sitting in a correctly installed pan may sit dry through a real failure, while the water quietly discharges outside where nobody sees it. The pan protects the floor; it does not tell you anything. That is the sensor’s job, and it needs to be where water goes when the pan is overwhelmed or when the leak is a fitting above the pan rim — which is to say, on the floor.
One more spot from the same section: the code requires the relief valve discharge to terminate somewhere readily observable by the occupants. In practice that means a pipe pointing at a floor or a driveway that nobody has looked at in years. Put a sensor at that termination if it is indoors. A weeping T&P is an early warning of a problem you want to hear about, and it is on the list of things people discover months late.
Placement details that decide whether it fires
- Floor level, always. The sensing contacts have to touch water. Mounted on a wall or perched on a shelf, it does nothing.
- Find the low point. Floors slope. Water pools somewhere specific — put the sensor there, not centered in the room.
- Not inside the drip pan only. Pans often drain to a line, carrying water away from the sensor.
- Where you can hear it, or use one that texts you. A screaming alarm in a basement nobody visits, while you’re at work, is not a warning.
- Test after placing. A wet fingertip across the contacts should trigger it. Do this once a year with the batteries.
Upstairs is where the money is
A basement leak ruins a basement. A second-floor leak ruins two floors and a ceiling, and it is the one people forget to cover because the fixtures upstairs feel more visible. Worth a sensor:
- A second-floor laundry. The single worst location in a house for a burst supply hose, and increasingly common.
- Upstairs bathrooms, at the low point of the floor — usually just outside the shower or beside the vanity toe-kick.
- Any pipe run in an unconditioned attic. If the line freezes and splits, water comes down through the ceiling and you want the alert before the drywall.
If you can get to the ceiling cavity below an upstairs bathroom — an access hatch, an unfinished garage ceiling — a sensor there is genuinely better than one on the tile, because it catches the leak that never makes it to the surface.
Where not to put one
False alarms are how a system gets ignored, and an ignored alarm is worse than no alarm. Skip:
- Inside the sump pit. It alarms on every normal cycle.
- In an HVAC condensate pan that normally holds water. Beside it, not in it.
- Next to a dehumidifier or a basement floor drain that gets wet in normal operation.
- On a shower or tub floor. That is where water is supposed to be.
- Anywhere someone will kick it. A sensor that gets moved to sweep and never put back is a sensor you no longer have.
What to buy

Nobody writes about this, and it is the reason a lot of installed systems do nothing on the day. Once a year, in the same session:
- Wet the contacts on every unit and confirm each one both sirens and sends the phone alert. The local siren working proves nothing about the notification path.
- Replace batteries on a schedule, not on a warning. A low-battery chirp in an empty basement is a warning nobody receives.
- Confirm each sensor still shows as online in the app. A unit that fell off the network after a router change looks identical to a working one on the floor.
- Check the alerts are not muted — by the app, by your phone’s focus modes, or by the notification having been swiped away one too many times.
- Check the ones that live behind appliances are still on the floor, and were not knocked behind a leg the last time the machine was pulled out.
Sensors alarm. They don’t stop water.
This is the honest limit. A sensor tells you — someone still has to get to the shutoff. If the house is empty for a weekend, or a week, a plain sensor changes nothing.

Either way, know where your main shutoff is and that it turns. A valve nobody has touched in fifteen years often won’t. Find it now, turn it now, and if it is stiff or weeps when you move it, that is the job to do before you buy any sensors at all — the alert is worthless if the valve at the end of it does not close.
